Interestingly Libertarians policy on MPAC is to eliminate and disband MPAC, end Land Transfer Title Tax (LTT), eliminate Conservation Authorities and place all those duties back on municipalities and cities. Then return all those tax funds to local rate payers.

You see the provincial authority is actually taxation without local representation. All those programs and tax levies should be at the municipal level, because only then will you have a direct say in who governs you locally. More importantly, if any council or counsellor proposes a new program or tax - the community can stop it, or at least vote it out next election.

You see, now as it stands when you have a grievance you have to go to the provincial rep or body. All that legislative authority resides outside the ability of your local council - so they get a pass to local the people and say "it is not my problem", "that is a provincial responsibility" and are not accountable to you.

That is why they have to go.

MPAC does not care if your on a fixed income and retired, they evaluate the property at the current price and suddenly your not able to pay your property taxes. Not your fault your place doubled, you had no intention of moving, then your only option is a reverse mortgage.

I like a lot of the Libertarians idea's to be honest with your but the MPAC is cause and effect. We have a Federal immigration policy that seems to want to attract MONEY at all cost. So we have folk's from China mostly in my area biding up home prices. There is a large wave coming soon from India with money and will be accompanied with money from Hong Cong. Later will be a wave from the Philippines and Malaysia.
The pressure in the GTA is already enormous and show's no sign's of abating.
So the spill over affect with go into rural Ontario as most companies are now seeing the cost saving's from people working from home.
The city folk's moving out to the country will demand all the service's that got in the city and cost's will go up.

We need to figure out a very different immigration policy here as something is very wrong when our own kid' s cannot afford a home in their own country.

Without immigration, we don't have a enough people coming in up to support an aging population. So the problem isn't immigration. Its where and why they end up where they do, about 150,000 of them each year.

Couple years ago I worked with an electrician who was here. I don't recall the entire process but do recall, a day came when his visa (?) was up. His name went into a pool. Alberta grabbed him and he was forced to leave his job in the GTA, move to Alberta and look for work. That was the summer of 2019. He was none to happy given the work environment out there.

Years ago, want to say 2010 I was part of a program where wealthy foreigners essentially bought their way in. They would "lend" the federal government if I recall $350,000 and if I recall the Feds would pay back $400,000 in 5 years. Part of what I did was re-invest the funds to cover interest rate exposure. The program was shelved I think in 2011. The thought process being, it was a way to encourage wealthy immigrants to come, set up shop, maybe open their own businesses, employ others and pay lots of taxes so aging seniors could have their hips replaced.

Terry, with respect to people leaving the city and buying outlying or rural properties. The process is usually referred to as gentrification. Some might see it as a good thing, some not. One of the most obvious problems we might guess at, is unlike other times the jobs/ infrastructure aren't there and won't be, if at all, for a very very very long time. The second problem is land taxes and those on fixed incomes. People that moved out of the city to affordable area's, affordable housing in order to retire. And we are an aging population after all, and they are royally reamed, along with the um.....less afluent

Nor does that count any Canadians like people from Alberta, the Maritimes or youth fresh out of post from Small town where ever, looking for the same

Anyone betting on a steep correction or crash, might want to rethink that.

Why is it we need immigration? Did you ever wonder why, especially in the last 45yrs. Prior to that (45 yrs ago), we had mass settlement immigration, fleeing famine or just the simple to settle and claim Canadian sovereignty through land grants and population growth. All that type of immigration was good and caused growth, economic prosperity.

After 1972 PET instituted the new BOC rules which allowed the government (no longer constrained by Gold Standard), to join the FIAT banking system and create debt without assets backing in gold. The debt of Canada has risen with each government since - that rise in debt has also caused the rise of taxation to pay for that debt.

It don't matter what type/stripe of government we have had in power - they have all lied to you and increased debt unabated. What used to a 17% across the board is more in the 52% range (all taxation- including consumption taxes). This also allowed the government to control inflation using BOC and government policy, which has artificially propped up the housing markets, and these policies have to run in cycles - anyone old enough will remember the boom and bust cycles of the housing markets in the 80's, 90's and 2000's - and we are about to enter into another downturn again.

SO back to why need immigration - excessive taxation is why -what used a ability for a single parent (Dad works - mom home) and low taxes allowed that to happen. Today 2 adults making 50K each can barely qualify for a mortgage, because half of their pay is gone in form of taxation or another.

Excessive Taxation increases to pay for the debt of Canadian's has caused people to question whether they can afford to have children, it is also the reason why Canadians have been having less children..because they cannot afford to feed them.

This is the new immigration policy we have, population growth through immigration - and the negative effect of that policy is political influence in immigration blocks in the amount of freebies they offer to select groups for political gain and votes. It has become a political tool for re-election strategies of the mainstream parties, is part of the cancel culture and pandering to select groups.

At one time in Canada we had immigration for prospect of a better life and increased personal wealth and better opportunities for new Canadian's..now we have a political election tool which does not serve the greater needs of Canadians and growth.

Finally the political control of immigrants furthers the need CMHC to have constant expansion of the housing markets to keep the Central Banks full of long term mortgages and growth to stimulate that prime sector of economic activity and GDP...without it, the banks will falter ….that is the primary (secondary need), hence so many programs for immigrants to access funds that average Canadian's do not have access to, and are all debt financed (FEDS) to pay for it..I.E. the constant need to increase taxation.

And what happens as people age and retire?
Government expenses go up ( things like healthcare, social assistance and more)
Government revenue goes down ( Highest earning years are mid life). So contributions to both GDP and tax revenue get kneecapped.

Couple that with what's known about median incomes, savings etc.My industry has been screaming warnings since around 2000 ( we could also include LTCs and what's occurred). But hey, it's because we are jealous :) Nope, its because some didn't and still don't want to hear it.

And as it pertains to our children never being able to afford housing, even rentals these days are downright stupid. Well....Basic economics

For the record, had a 30 year old guy last night trying to get finananced for a truck so he can get to and from work as well as do his job. Made "ok" money as a mechanic. But between rent payments and an existing loan. Debt to income ratio way to high.
