Bye bye property.

Just found out a property me and my old man have been archery hunting for over a decade switched owners and the new one is not fond of hunters. Our best property too unfortunately. We never had any amazing properties where it was crawling with mature bucks, usually only ever 1-2 mature bucks between all the properties we have perms for. But definitely got by well regardless and were very thankful considering most hunters can barely hunt public land. Oh well. I'm very thankful for the mature bucks we harvested out of that bush, including my dad's biggest deer this season.

It's always sad when that happens,but,unfortunately,other than try to get on the new owners good side and try to re-educate him,there isn't a lot that can be done. That's a beautiful buck. Good job and congratulations. Now the work starts finding new stompin' grounds. You have a year. Make the best of it.

Sucks to hear. Lost 2 of our spots back in August when we went to talk to landowners for the hunt(property sold, new owner))

Then last day of the hunt another land owner tells us he's going to sell before next season. Another 178 acres gone. Don't blame him, He's going to list it for like 3 million....no buildings just land.

its crazy what prices are these days for land...few years ago I thought 100 acres west of orangeville going for 300K was pricey and I will wait till it comes down to buy, its triple that atleast now :(

I got a little tale to tell you guys as its kinda related to the topic at hand.

I see this property yesterday five minutes away from Lindsay for sale . Thirty acres with ten being a hay field and twenty acres of bush.
There was no price on it but I was curious because it was a 519 number, so I, am thinking its around Lindsay. Phone the number and its answered right away by an American down in New York. So I basically just ask outright what are you asking for it.

So the guy tells me $77,000.00 so right away I am taken aback with this very low price. So the guy tells me there are a few problems with the land, its owned jointly with his sister, who he fell out with 20 years ago and she is on title.

So at this stage I decided that I should tell the guy that he is very, very low on his price IMHO about 5 times to low. He can hardly believe what I am saying, he told me that he had bought it to grow ginseng on, but because he did not make an immediate return his sister got mad and basically abandoned the land. But he has been paying taxes on it for all these years.

So I gave him my best advice about how he should handle the mess with the usual common sense suggestions.

This guy was so impressed by my honesty that he says "Do you want to hunt it". So basically I declined as I have my own place and wished him luck in selling this place. When I asked him where he got his pricing from he stated the MPAC assessment.

Now this does not have a building parcel on it and is zoned RU but still I felt the price was way low.

Bought my 100 acre camp with 1/4 mile frontage on the Saugeen 11 years ago for 140K. Not idea what it's worth now and don't care as i never intend to sell it. Orangeville is stupid expensive but guess that's everywhere now.

We tried for 15 years to reach the owners of this 100 acres next to our hunt camp. They lived in England and have never seen the property in person. Finally when we got their phone # we asked if she would sell it.

She wouldn't give a price so my uncle offered $20,000, Almost as a joke. She goes, SURE!, Was amazed we would pay that for swamp land.

We fired my uncle from camp president after for his negotiation skills LOL

Yes I lost a spot this year after 15 years. A local hunter had been pressuring this landowner (friend) for many years to allow him on the property. I live farther away and I'm not using the property as much as I'd like so the local hunter won. Lost landowner permission and a friend! The pressures on these landowners to allow others on to hunt must be intense at times.

The part that annoyed me was timing of the decision. I find out in Sept she wants to allow this other guy on, even though I'd touched with base with her in the summer. My doe tag was in the wrong WMU because of the change of heart. :madman:

Having to find a new place to hunt can be depressing, especially if the old property provided good hunting opportunities. The situation can be more difficult if you are restricted to hunting private land or heavily hunted Crown land.

For several reasons, it seems like I’m always looking for a new spot to hunt. One of the main reasons is loss of forest cover on Crown land due to logging. Every time I find a big patch of upland mixed wood forest, it gets cut a few years later :(.

On the plus side, after 5 years, our group got permission again to hunt 160 acres of farm land with a river running through it. It’s right next to the camp, so super convenient. As much as I like hunting the big woods, the deer numbers have plummeted there so if I want a deer then I have to hunt field deer.

I really feel your pain. Many moons ago,I had permission on 4 farms that were back to back between two concessions in Otonabee -South Monaghan Township southeast of Peterborough that totalled over 400 acres. Like dominoes,they sold one by one within 3 years of each other when farmers decided to retire and sell. I was never able to get permission from new owners for various reasons mostly because they were hunters themselves or had family members who were. You can't fault people for that,it's just the way it is. Since then, I've managed to gain permission from a sheep operation and a dairy farm that continually have issues with Coyotes. As bleek as it once seemed,all wasn't lost. Leg work and contacts are invaluable.

Look at this as a challenge and an opportunity to prove to yourself-success can be achieved not just on exclusive properties, but anywhere else. Public land including.

Like the Old Timer told me; "Buy land son... they ain't makin anymore of it."

If you loose permission in essex County your pretty much screwed. I have spent many days asking for permission in essex County and it's the same old story. Thanks for asking but the answer is NO!!! :(

I live in Lakeshore and hunt in Elgin County... lol

I learned a long time ago good spots come and go. You have enjoy them while you have them and not look back.

I have only hunted farms maybe handful of times, mostly geese.. but I personally prefer the "Big woods" which are public/crown land as well.
for me its fun to first track other hunters and boundry lines, and then move on to tracking the game im after, so I agree with you on that fully.

different story up north, but in southern ontario, it is alot more work, have to first think like different styles of hunters. from what I found out, we got 2 active types in the wood, first group prefers established trails, they stop when they reach crown, and go off from there. These guys usually dont cross creeks or thick bush.
second type is just the opposite, will go as far as the car could go ...and then they cross every creek or .... and try to get away from others as much as possible. this was me at first, but after a while I realized alot of hunters think the same, and we ended up ruining each other spots.
so now I realized there is a huge area in between those two groups that can be hunted with alot less pressure.

This is not always the case. I hunt a few private spots, but also some crown locations that are lousy with game and have a few other hunters kicking around also. If the habitat is good, the hunting can be great, even with some other hunters around. If you roll up to a pine plantation county forest and think it’s going to be awesome, probably not. There is plenty of public bush out there with a good mix of cover and transitions that some very good hunting can occur!

I definitely believe you. Most of my deer were taken in probably the most heavily hunted crown land you could find. It's only 80 acres, but It's super thick. Full of nothing but vines, tall grass, and fallen ash and pine trees. So it weeds out 99% of the hunters that wont go further than 100 yards in at most and they usually miss the main crossings. Only thing is the deer go completely nocturnal in the late season. It's also bordering a private property that is owned by uber anti-hunters so it provides a safe haven for them. Which is actually good because you'll usually have a few deers at all times nearby.

Was fishing with a bud maybe 7-8 years ago. We were fishing a big bay, no camps. Shoreline was weeds and swamp. We were discussing it as a duck hunting spot when my bud noticed a sign posted to an overhanging tree on shore. He investigated later.. just a lot. No road. Hydro was "next door" (wherever next door was.. no other camps). $80,000. This wasn't acres of land.. just a lot with what sounded like lots of hurdles.

Our neighbour sold his place last year. New owners got a phone call sometime after from someone in the states saying "Name your price".

Lost my number one spot today that I have hunted for well over 10 years! :(

Land owner is getting up in age and his son is taking over. He actually pulled my stands down sometime after the muzzleloader hunt. I went for a morning hunt today and found my stands gone. Talked to the son and he said no more hunting and come and pickup your stands. Kind of ruined my morning hunt! :(
