    thats why i low balled him once he comes with a counter ill throw some conditions in there if he comes back with a offer that is.

    I think you're taking the right route by starting out with a lower offer (as long as it's not insulting) and letting the process work. You need to start somewhere. The worst that can happen is a refusal to accept or a full value sign-back. Either way,you'll know what your dealing with. Once you have a dialog going,then,you can ask hard questions.

    yeah thats the plan. i wont even bother with it if he starts to push his listing price. not worth it at that point. it would be nice to have it . but at the same time i kinda want something closer anyways.

    I doubt they even have the septic records anymore. I wouldn't worry about it nor would I bother looking for them.

    yeah see the only problem is when i talked to the listing agent he said the owner is having problems with the city because of the permits

    thats why i wont give him what hes asking for because if the city does decide to come after i buy it then at least i wont be out a bunch of money for buying the place then have to put more down to get the permits to build or demolish septic etc.
