I would say 25 acres is not enought land to hunt on unless you have it landlocking some Crown land at the back. Personally I would stay away from any spots close to Crown land as it just invites problems, folks running dogs can be helpful to get deer moving but if you want a quiet hunt from a stand?

I would also caution against investing with others,makes it was to complicated as everybody has different ideas and its complicated come selling time.

i agree, when your property is abided by crown its just asking for issues imo . people hunting on your land, people ripping dirt bikes and atvs ripping the ground up.

yea ive seen some of those ... Not that I can afford it, but hunt camp has to have a hunt camp feel to it I think. too comfy and I wont get up to get to the stand lol

so looking to buy some vacant land, to hunt, but not sure what features to look for. what makes a perfect hunting land for you ?

Hope to be able to hunt deer and waterfowl. so some sort of water/river/creek/swamp is a must I think ?

with the family growing, I bought a RV, thinking I can take the whole family to crown, and they hang out while I go hunting .. but with all the thefts, and ppl entering others RV on Crown, i dont feel safe leaving wife and kids alone all day ... hence looking to buy some private land.

budget is below 200K and some sort of road access is a plus, in case anyone can recommend any lands for sale.

Good luck, prices have skyrocketed in most areas, lots of investors buying and not using. If you find a property double check zoning and taxes, also would be helpful if there is a survey or visible stakes. Sometimes current owner may not know the true property lines.

I suggest a long title search, my buddy bought some property that later turned out to be owned by a third party due to the lawyer not going back far enough, I beleive he only went back 20 years which was not long enough.

That lawyer should be fired.
