Thread: anyone know anything about hunt camp building permits and septic tanks?

    Default anyone know anything about hunt camp building permits and septic tanks?

    so basically im looking at a property to buy which has a hunt camp on it and septic system already put in. the only problem is the guy has no permits for the building on it or the septic. the hunt camp is a 2 storey and 640 sqft. just under the sqft for a legal hunt camp. it also met the other requirements too as far as i know. i called the township and they basically told me i would have to submit a new building plan for what already exists. and get the septic permit. he couldnt go into detail with my certain request as i would have to get permission from the actual owner for the township to go into detail with me about the specific property.

    has anyone ever bought a property and is in this situation? if so any input would be great.

    would it be worth the hassle?

    Sounds like a can of worms? Present owner should have that all straightened out for any purchaser? He did things shady, and you'll be left on the hook to correct it all to standards. Walk away.

    Sounds like the owner and the township guy may "know" each other. They enjoyed the camp, you'll pay for their play..
    Take the warning labels off. Darwin will solve the problem.

    thats what im thinking too. maybe ill just low ball him see what happens. if i end up with it ill just get a permit to tear the place down and build a new one. then get a permit for the septic too ?

    the only reason im leaning towards it is because we went up to go see it and from what i remember and the information thats given it looks like that cabin IS within legal standards from what i can tell anyways. ive been up all morning reading through the building regs.

    does anyone know if you need an assumed road to your septic tank to get it sucked or does a trail big enough for a truck to get through qualify? this is one main thing i couldnt find if anyone has that info as well!?

    Is it a holding tank or a septic bed ??? Will be looked at differently. I do believe most 'temp' housing is allowed a holding tank without a permit.

    thats all the info i got. then again im guessing its the one that would need a permit as on the ad is says no septic or building permits.

    They don't "know" each other, it's standard procedure to maintain the privacy of property owners, including information about any structures (buildings, septic systems, etc.) on their property. If you're so concerned, file an FOI request for the property files including any previously issued building permits. Easy.

    What is "legal sq footage for a hunt camp"?

    Ive never heard of this. Hunt camps are not defined in the building code that Im aware of. My hunt camp is the same as any other seasonal dwelling

    4.16 HUNT CAMP:
    Within the Rural (RU) Zone, a maximum of one (1) hunt camp may be
    constructed per lot subject to the following regulations:
    a) Maximum gross floor area: 60 square metres;
    b) Minimum setback from a front, rear, or side lot line: 30 metres
    c) Minimum lot size: 20.25 hectares
    d) A hunt camp may not be occupied for more than 90 days in any 12 month
    period

    keep in mind different townships have different regulations.

    I have been down your path before OP with properties. I can't say I have purchased exactly what your looking at. I can tell you that what ever buildings are on the property when new buyer purchases, it is there building or buildings to keep. Until you decide to do anything like build, you have no obligations as a new buyer to your township office about your property besides paying your taxes.
    Many people purchase wood lots, bang up a cabin before the Township finds out and flip them to a new owner to have legally. Get a tax bill from the seller to show what the taxes are per year. At most they could tax you higher with septic, if they find out, but you still keep it. The integrity of the building should be your biggest concerned if it was done under the radar.
