Anyways-about the land:
1- it’s 3000 ac private wildlife reserve surrounding Jerry Lake just east of Huntsville. We rent it for $2.00 an acre and sign a contract to do so. Hence no camp and booze/pot etc policy. This is for the liability of the preserve. It is both truck and atv access- great for mobile/immobile alike. Cost is same no matter how big the group. So we divide the price.
2- your payment is for the year- you can hunt any and all seasons you wish. We hunt as a group for moose/ deer rifle. Some of us are in to archery. We have new and old hunters in both experience and age.
3- most of us live around Huntsville-some from Niagara. Last year we saw several bulls, cows and camera shots of calves. This year tag system may change opportunities. There are a tone of deer. Shot three last year and cam bucks are huge (challenge is getting them as usual).
4- we saw bears but didn’t take one. Tonnes. of grouse.
5- it’s better than crown because it’s exclusive and more accessible. It is also 5min from town.
PS the speculation was entertaining though-would not want to be in India right now. What a disaster
When something sounds too good to be true it usually isn`t. lets see a post of the property on a google earth map. If its as good as you say it is then I doubt whether you have to offer this to people on this site to get new hunters. Especially if its only 5 minutes outside of Huntsville as you say. Just colour me a non believer. You know everyone can look up all properties and ownership of them correct? Its not rocket science.

Hey guys if your not interested in this why pick it apart? Move on and live your life.
New hunters are always looking for a spot to hunt. This might be for them. Cheers

It is always prudent to check what is being offered. Do you just send money Willy Nilly?

Would imagine before anyone would sign on the dotted line and hand over cash they would want to meet the other hunters and put boots on the ground.
I would be interested in a day trip or two for grouse and woodcock. Any consideration for a guy with a decent setter to check out the place and report back?
A week day just before Thanksgiving would work.
Time in the outdoors is never wasted

I don’t know this guy from Adam, but of you’ve leased land for hunting in the past his pricing is pretty accurate for year round exclusive use and it actually sounds plausible. It would certainly be worth investigating more thoroughly if interested though.

I think everyone has his own ways. One way is to lease a land to hunt on.
It could have many positive sides. Good group of people(hopefully)exculsive use of the land(to a degree-the land still can have easily all kinds of trespassers,if not fenced-and one has to contend with the others in the group)known destination and built up experience with the land, and how the game is using it.
At the other hand ,the money is not small, and the lease offers nothing for accomidation, just acess to a chunk of land.
To each their own.
